Talpeño Avocado B Flower type

I do not know much about this tree. My friend Berto from Fl West coast says its a prolific fruit setter, with good taste. I got the bud wood from Williams Farm The First week of February 2014 and a tree was top worked. I know its from el Salvador.
According to my friend the fruit get a bit dark around the collar and changes color to indicate it is ready to pick.
February 21, 2015: The tree has done extremely well. Easy to graft. It is a huge tree. A pleasant surprise is that it is a B flower type. It does set a lot of fruit and will also be a good pollinator for early A flower types like Simmons, Donnie etc.
May 1, 2014: The tree is doing good specially for a tree that is just 14 months post top work. I have fruits different sizes probably due to a cold spell in lat February that caused some fruit drop and flower drop. temperatures got to 31 degrees in some parts of the grove. That set off a second bloom.
June 14, 2015: There is some large fruit in the tree. I picked one in the 21 oz range. See today's picture
June 22, 2015: The fruit ripened well. Tasted good better than Donie at this time. The seed is huge. Being so closed to Simonds I'm not sure why I would want to grow this with the exception that it is a B flower and can help pollinate Donies and better production. This is only one fruit. I feel it needs more time on the tree. I had several large fruits that apparently were picked by the crews picking Donies. I would have to wait a few more days. This tree needs a couple of more years to see what it does. This was an unusual year with several flowerings due to temperature.
August 28, 2015: The fruit picked in June and July did not ripen well. I picked some today to see if there is an improvement. Some minor fruit drop detected. I have been told the best time to pick is then the neck changes to dark. Not happened so far
September 14, 2016: This year the tree set fruit but it starts dropping around the end of August. Large fruit 1.5 lbs plus . Huge seed and watery. There is a lot better fruit in Homestead at this time of the year. I'm cutting the tree down to re-graft with something productive.
